Niagara Square Apartments is the second phase of Norstar Development USA, L.P.’s redevelopment of the former Shoreline Apartments complex located on Niagara Street on the City of Buffalo’s lower West Side. The $50 million master-planned redevelopment involved the demolition of 16 deteriorated and vacant structures on a 7.4-acre superblock that posed a blighting impact on the community and the new construction of 18 well-designed, energy efficient buildings with 166 affordable housing units. The redeveloped community includes 2 low-rise apartment buildings anchored by a new public street that dissects the campus to break up the former superblock and bring back a residential look and feel to the neighborhood. The remaining buildings include a mix of 2 and 3-bedroom townhome and duplex structures that have been designed to blend in cohesively to the surrounding neighborhood. The mixed-income community includes 1, 2 and 3-bedroom apartments for households with incomes up to 50%, 60%, and 90% AMI. Niagara Square Apartments provides much-needed affordable housing to individuals and families in close proximity to the City of Buffalo’s downtown area.
